Pricing, Floor Plans and Offers for Selling Above List in West U
Updated October 2026
How do I sell my West U house for more than the asking price?
In October 2026, Texas lets West U sellers review several offers at once, and buyers may offer above list in tight, strong-demand periods, the Texas Real Estate Research Center finds.

How is a West U list price set against the comparable sales?
Because of price uncertainty, the Texas Real Estate Research Center reports, a common U.S. strategy is listing above the average price of comparable homes to leave room for negotiations.
In West U the comparable set has to match what the buyer is paying for. An original house on a full-size site is priced largely as land. A recent rebuild on the same street is priced largely as building.
The median sale price is $1,899,513 across homes sold since April 2026, as of October 2026. It blends both kinds of property, so it marks a band rather than the price of one address.
With 209 sales in the trailing twelve months, four similar recent sales usually exist for most kinds of property. A list price reasoned from those four is one you can defend when an offer arrives below it.
Use the average of $542 per square foot with care on an older house. New houses built to the full envelope pull that rate up, so applying it to original floor area overstates the house and understates the site.
The site facts come before the number: the date the building site took its present boundaries, its width, depth and area, and the large trees on it. Those three decide what a builder could build, and so which buyers bid.
When do buyers offer more than the asking price for a West U house?
The Texas Real Estate Research Center's study states the condition plainly: in tight, strong-demand periods, buyers may offer more than the list price to obtain the property.
West U demand is read from the local figures. Homes closed at about 99.2 percent of asking, the median went under contract after 38 days, and supply stood at about 4.4 months of inventory, as of October 2026.
Those are medians across the whole market, and each one hides a wide spread. In West U, competition for a house can come from two directions at once.
One buyer is paying for the building and weighing it against new construction. Another is paying for the land and has studied the plat, the lot dimensions and the trees before making contact.
Which buyer turns up depends on the site. A smaller original house on a full-size site draws builder interest that a house already near the 80 percent framed-area cap does not.
Replacement here is continuous rather than occasional. The Census Bureau's Building Permits Survey counted 535 new single-family homes authorized in West University Place from 2015 through 2025, against 5,308 housing units in the 2020 Census.
What does a floor plan add to a West U listing, and what are its limits?
Most homebuyers in a national survey the Texas Real Estate Research Center cites say they are more likely to tour a listing that includes a floor plan.
On a West U house, say which measure a floor plan's square footage uses. The city's framed area counts all floor and ground area under a solid fixed roof, with listed exclusions. A listing's floor area is a different number.
A builder reading the plan compares what stands with what the site allows. Every building on the site counts toward the framed-area cap, including accessory quarters of up to 600 square feet.
The Texas Real Estate Research Center reports that the Supreme Court declined, on June 27, 2022, to review an Eighth Circuit ruling treating marketing floor plans as copyright infringement.
Texas falls under the Fifth Circuit, so lower Texas courts do not have to follow that ruling, the Texas Real Estate Research Center notes. With no other appellate precedent on the floor plan question, Texas courts could still choose to follow it, the Texas Real Estate Research Center adds.
Before a floor plan goes into your listing, ask who drew it and on what terms. The legal question itself is one for an attorney.
However, with no other appellate court precedent on whether floor plans fall under the §120(a) copyright infringement exception, Texas courts could choose to follow it.
What do Texas rules say about presenting several offers at once?
The Texas Real Estate Commission's answers to license holder questions set the ground rules. The listing agent represents the seller and has a duty to present all offers in a timely manner to the seller.
There is no prohibition against a license holder presenting more than one offer at a time to a seller. Offers that arrive close together can reach you together, and you can compare their terms side by side.
The Commission also limits marketing. Under Texas law, a license holder may not create a misleading impression in their advertisement. On a West U listing, naming the measure behind each square-footage figure keeps that standard in view.
A license holder may explain the choices printed on a contract form, but not its legal effect. Counteroffer wording beyond those printed choices belongs to your attorney.
A seller may receive, review and negotiate several offers simultaneously.

West U questions, answered
Do Houston home sellers give up more off the list price in some seasons?
The Texas Real Estate Research Center's study of list price discounts found that Houston discount rates vary by season, peaking in winter and falling to troughs in summer. Its data run through December 2016. Treat the pattern as a dated reading of the Houston market, and set it beside current West U figures before it shapes a listing date.
The same Texas Real Estate Research Center study reports that Houston sellers had been increasing their discount rates since February 2015, reaching 4.8 percent in December 2016. That is a Houston-wide figure from a single month. For the present, the local sale-to-list ratio stands at 99.2 percent, dated October 2026, with about 4.4 months of inventory. Read the seasonal pattern as background, and price from recent West U sales that match your property.
Why did my West U house sit on the market without offers?
Start with what the price was measured against. A West U price drawn from rebuilt houses can overshoot an original one, because new construction pulls the market rate per square foot upward. A price set only on the building can also miss what the land is worth to a builder. Either way, the listing reaches buyers who are not bidding on what it is.
Next, compare your days on market with the median of 38 days, dated October 2026. That median spreads wide, because a sale to a builder and a sale to an occupant run on separate timelines. Before the house returns to the market, pin down the record a builder checks first: the plat date, the lot measurements and a tree survey. Then ask for a home valuation. You get two readings on one address, the house value and the site value, with the document behind each figure named beside it.
Could a builder offer more than my asking price for my West U lot?
It can, where your site is worth more to a builder than your house is to someone who wants to live in it. No public record carries a land price. The way to know is a valuation built from your own site, its plat date, dimensions and trees, which is the same arithmetic a builder runs before bidding.
The plat date matters most. A building site with its present boundaries from before 24 October 1987 can be as small as 5,000 square feet in the Single-Family District. A site created later needs 8,250 square feet, 75 feet of width and 110 feet of depth. The envelope then limits what a builder can put there and sell: at least 45 percent open area, 35 percent pervious, and framed area capped at 80 percent of the site. A principal building stops at two and a half storeys and 35 feet, or 25 feet inside the rear yard. Once a development permit is in play, every tree on the site of 19 inches circumference or more is protected.
How do I compare a builder's offer with an offer from someone who wants to live in my West U house?
Look past the price to what each buyer has to carry. Someone buying to live in the house is weighing it against new construction on quality. A builder has priced in the city's permit sequence, the tree conditions and the time both take, so its number already reflects those costs.
The sequence is public. Plan review for a new home runs about 10 to 15 business days, and the urban forester's tree review adds about 5 to 7 more. A rejected plan restarts plan review in full. No development permit issues until the forester has approved a tree survey. Before the permit is released, the city wants an active water account in the contractor's name and sidewalk and driveway deposits. It also requires utility disconnections, a letter from the gas utility, and an approved final demolition inspection. Inspections in that sequence happen on Tuesdays and Thursdays only. Flood rules add cost too. Outside the special flood hazard area, which covers most of the city, a rebuild's lowest floor must sit at least two feet above the crown of the nearest street.
Do the West U sale-to-list figures cover West University Place alone?
No. The published West U market figures, including the sale-to-list ratio of 99.2 percent as of October 2026, cover West University Place together with the Southside area beside it. They are recomputed overnight from a market-statistics feed. The zoning and tree rules that shape a builder's bid apply only inside West University Place.
The two cities differ in ways a buyer prices. The City of Southside Place issues permits through its own Building Department. The Harris County Tax Office's table, read September 2026, gives 2025 adopted rates per $100 of taxable value of $0.2294410 for West University Place and $0.3408960 for Southside Place. For one address, choose the comparable sales street by street rather than from either boundary. A median of $1,899,513 spans both places and every kind of house sold since April 2026.
